Sellers: A great way to get started, is to create a custom home valuation, which will allow me to follow-up via email with a more detailed CMA. This is just a starting point comparable to what you would find on Zillow - the benefit of a real CMA is getting an analysis based on the best comps that you can actually see the details and actual sale price on (vs. original asking price), with a balance between comparable size, comparable location, and most recent sale.
As a flat-fee agent, my fee varies depending on the level of service required. Fees start at $2500 (paid at closing) for sellers who only require remote services, and increase depending upon the amount of in-person services required. For up to 10 hours of in-person service, my fee is $3000. For a standard 3% listing commission on a $400K house with a $2500 fee, the savings would be $9500. In order to maximize the number of buyers and offers you get, it is usually recommended to offer a full 3% buyer agent commission (BAC), but you can offer whatever you want. While most agents use your sign in the yard or internet inquiries on your house to get new buyer clients, my clients only pay the buyer's agent commission if the buyer is represented by another brokerage, which typically means they found the house after they already had an agent and not because they saw a sign in your yard or found the house on Zillow.
