Buyers: A great way to get started, is to create a custom MLS search - this will allow me to send you properties as soon as they hit the market and follow-up via email.
As a flat-fee agent, I will rebate anything I receive above the negotiated fee, which varies depending on the level of service required. Fees start at $2500 (paid at closing) for buyers who only require remote services and increase depending upon the amount of in-person services required. For up to 10 hours of in-person service, my fee is $3000. For a standard 3% buyer's commission on a $400K house with a $2500 fee, the rebate would be $9500, which can be applied to closing costs or down payment (subject to lender approval). In a hot market like we have now, that extra money can be used to increase the offer and make it more likely that the offer is accepted. Most agents consider that 3% to be their money, but I consider that 3% to be YOUR money, and I want to help you keep as much of it as you can. 3% agents will tell you that the fee is paid by the seller and not the buyer, but regardless of who cuts the check, the buyer pays for it in the end through higher prices. Because the listing broker keeps the full 6% if there is not a buyer's broker in the transaction, they have no incentive to negotiate a lower commission for buyers without a broker. The easiest way to reduce your costs is by having a buyer's agent who has agreed up-front to rebate the bulk of the commission being offered by the seller. This applies to both existing homes and new homes - most people work directly with a builder to buy a new house, but because builders typically list new homes in MLS, they have agreed to pay 3% to the buyer's broker even though they won't discount 3% for people without a broker. Without a buyer's broker, you are leaving up to 3% of YOUR money on the table.
