I became a part-time real estate agent because I could not find a flat-fee agent in my area that offered a full suite of services without a full 3% commission. I am now working on my broker's license because I could not find a brokerage that offered me the level of pricing flexibility for a la carte services that I would like to provide to my clients. Because I'm part-time, I can afford to find clients exclusively through word-of-mouth referrals instead of paying for expensive marketing and referral fees. To cover my costs, I need one transaction per year and to become a broker, I need 12 transactions over 4 years - I'm happy to help as many people as I can, but I don't need high volume or high fees to meet my goals or earn a living.
As a flat-fee agent, I will refund anything I receive above the negotiated fee, which varies depending on the level of service required. Fees start at $2500 (paid at closing) for both buyers and sellers who only require remote services and increase depending upon the amount of in-person services required. For full unlimited in-person support, my fee is 2%, which I am able to offer because I did extensive research to find a a flat-fee brokerage instead of a traditional broker, who typically gets 30%-50% of the standard buyer agent or listing agent 3% commission.
